Estate Agency

Ryden International are Registered Estate Agents, and we undertake the sale and letting of real estate throughout Kenya. We provide a comprehensive and professional estate agency service:

  • commencing with an initial inspection of the property,
  • followed by the development of a marketing strategy appropriate to the property and client's requirements,
  • advertising and showing the property,
  • negotiating sale terms and liaising with the legal agents for buyer and seller.

At Ryden, we understand that for many of our clients, their property may represent their single largest financial asset, and we take very seriously the responsibility entrusted in us as estate agents, to manage the process in a professional manner, reducing stress on the owner and maximising the sale value achieved.

A key commitment of Ryden International is to communicate clearly and effectively with our clients at all stages of the property sale or letting process, keeping the client fully informed of progress and involved in key decisions.

While marketing strategy may vary depending on the property type and owner's wishes, typically we advertise in the printed media and on the internet. With 15 years experience in the sale of property in Kenya, Ryden's clients benefit from our large data base, with sales and lettings often achieved through existing contacts rather than formal advertising.

Ryden International have an established reputation in the sale and letting of residential property in high value areas of Nairobi particularly but not exclusively, Karen, Langata and Muthaiga. We also have experience in the sale and rental of commercial property, and development land.

Ryden International is particularly active in up-country Kenya, reflecting Managing Director Iain Illingworth's professional and personal interest in wildlife conservation, eco-tourism, agriculture and the rural economy in general. The sale of rural properties including ranches, flower farms and "bush homes" is a specialised field where detailed local knowledge is critical; at Ryden International we pride ourselves both on having this knowledge and utilising it to our clients' advantage.

 

Property Valuation

Ryden International are Registered Valuers, qualified to undertake the valuation of all types of real estate in Kenya, whether for sale purposes, insurance, mortgage or estate planning.

Ryden provides a comprehensive and professional valuation service, from taking instructions, visiting the property, verifying Titles and other documentation as may be appropriate, through to completing and submitting to the client a detailed Property Valuation Report.

Our Valuation Reports are tailor-made to meet the client's requirements and will typically include a full photographic record of the property, an analysis of the market, and reasoned explanation backing up the valuation arrived at. If the report is in connection with a possible sale, recommendations will be given as to asking price and marketing strategy, likely timescale etc.

At Ryden, our objective is to provide the client with a document of real value and substance that is informative, clearly and succinctly written, and based on in-depth knowledge of the local property market and the wider national/international issues that might affect the property value.

Ryden International has experience in the valuation of the full spectrum of Kenyan real estate, including residential, commercial, industrial and agricultural. We have particular specialist knowledge in the valuation of high-end residential property and development sites in prime Nairobi locations including Muthaiga, Karen, Langata, Parklands, Westands, Kitisuru, Lavington, Kilimani, Kileleshwa, and in rural locations notably Laikipia, Naivasha, and Nakuru. We have been leading valuers of ranches, farms and estates for many years, including very extensive properties and those with eco-tourism potential or existing tourist businesses.

Our lead valuers are Iain Illingworth, who holds a Degree in Land Economics from Aberdeen University, Scotland, and is a UK qualified Chartered Surveyor (1984) in addition being a Member of the Institute of Surveyors of Kenya since 2001, and Rose Thogo, who holds a degree in Land Economics from Nairobi University and has been a qualified valuer and Member of the Institution of Surveyors of Kenya since 2003.

 

Consultancy

Ryden International offers consultancy services on property matters in Kenya, principally aimed at landowners seeking to maximise the potential of their property assets. We utilise our knowledge of the local market to help clients achieve their goals. In the rural environment, we can advise on the sustainable development of ecologically important areas where balancing economic and conservation orientated objectives may be critical.

An important element of the consultancy brief is often the putting together of the right team for a particular project - e.g. land surveyor, architect, lawyer; and in identifying sources of finance. In summary, we see our role as putting ideas into action.

Typical examples of Ryden International's work in this area are as follows:

Case Study 1: Land development, Nakuru.

In this case, a client owned a small farm on the outskirts of Nakuru. Ryden International were engaged to advise on the best method of maximising the sale potential of the land. Following a site visit and local investigations, we determined that the break-up value far exceeded the value of the property sold as a whole, and provided a report setting out a proposed sub-division scheme to create over 200 one eight acre plots for sale to low/middle income investors. The plan included a full budget identifying the steps required and costs involved, with recommendations on the professional team necessary. The proposal was adopted by the client, and handed to Ryden to implement; the scheme is now at an advanced stage; the anticipated result is a net gain to the client more that double the predicted sale value of the farm as a whole.

Case Study 2: Laikipia

Our client, a major landowner, approached us with a brief to generate capital and income from their property subject to tight ecological constraints; the property being of extremely high wildlife interest. Ryden's proposed solution was an environmentally friendly housing project utilising land that had little current conservation value, but which with suitable care in the design process, could accommodate 60 houses screened by natural bush, with the wildlife interest enhanced by the incorporation of artificially constructed waterholes. Ryden's research identified significant untapped demand for holiday homes in the specific location. The report identified the professional team who could make the plan a reality, and sources of finance. The proposal was adopted and is now going forward, with buyers identified for the entire first phase of the housing development such that 100% are likely to be sold off-plan.

 

Site Acquisition Services

Site Acquisition Services to the Telecommunications Industry

Since the year 2000, Ryden has gone on to confirm its position as Kenya's number one agency for site acquisition, engaged by most of the Kenya's largest telecommunications operators and turn-key operators. We have now acquired over 1,000 sites on behalf of our various client, and are increasingly handling rent reviews, site alterations etc.

Base stations on "green field" sites are typically about 18m by 18m in area, and are occupied by way of long lease. They are used to hold the towers up to 60 m. high, plus equipment shelters and power source. Alternatively, sites can be mounted on roof tops, occupying a smaller space and with shorter towers.
